Why Toronto's Laneway Homes Need a Different Kind of Door

Toronto's laneways are typically 12 to 16 feet wide. Standard swing-out garage doors or sectional doors with overhead arms can't operate safely in these spaces — the door arc or hardware extends into the laneway and blocks pedestrian and vehicle passage. This is why roll-up doors are the de facto standard for Toronto laneway garage installations.

Roll-up doors travel straight up in side guides and coil into a compact housing above the opening. Zero swing-out. Zero lane obstruction. The door can be fully opened as a vehicle approaches through the laneway, without requiring any clearance in front of the building.

Laneway home garages are also often built on older structures with non-standard opening dimensions and irregular masonry. We build a custom mounting frame on-site when needed, and have experience fitting doors into brick, stone, wood, and concrete structures across Toronto's older neighbourhoods — the Annex, Leslieville, Cabbagetown, Little Portugal, and beyond.

Benefits

Why Roll-Up for Laneways?

Zero Swing-Out

The door rolls straight up into its housing. No panel swings into the laneway, no overhead arm blocks traffic. Safe for pedestrians, cyclists, and parked cars.

Custom Frame Included

Laneway openings are rarely standard sizes. We build a custom mounting frame on-site to ensure a precise, weathertight fit on any structure.

Compact Housing

The roll-up housing is significantly smaller than sectional door hardware. Preserves ceiling height and depth in tight single-car garages.

Motorized Remote Control

Open from your car as you approach through the laneway. No need to exit the vehicle in rain, snow, or at night.

Corrosion & Salt Resistant

Extruded aluminum withstands road salt, snow, and freeze-thaw cycles without rusting, warping, or requiring repainting.

Security

Interlocking slats lock into reinforced side guides. Far harder to force than standard swing-out or sliding laneway doors.

Common Questions

Laneway Door FAQ

Yes — roll-up doors are specifically designed for tight clearance situations. The door travels vertically in side guides and coils into a housing above the opening. There is no swing-out, no overhead arm extending into the lane, and no floor track blocking the threshold. The door can be opened fully as you drive through without any clearance in front of the garage.
Every roll-up door we install is custom-fabricated to your exact opening dimensions — not a stock size. For non-standard or irregular openings, we build a custom mounting frame on-site. Laneway garages on older brick, stone, wood, or concrete structures are typical for us across Toronto's older neighbourhoods.
Yes. Spring-assisted manual lift is available and is a practical option for garages that are used infrequently or where power access is limited. However, most laneway home owners find motorized operation significantly more convenient — particularly for daily driving access where exiting the vehicle in the laneway is impractical.
Extruded aluminum is unaffected by freeze-thaw cycles, road salt, and moisture. The bottom weatherseal prevents snow and ice from blocking the threshold under normal conditions. In heavy ice storms, a brief manual clear of the base may be needed — the same as any garage door. There are no torsion springs to break in cold weather, which is a common failure point on sectional doors.
Most laneway door installations, including custom frame fabrication, are completed in one to two days. The garage is fully operational before we leave. We work around your schedule and minimize disruption to laneway access during installation.
